The Four Stages / Market Cycles

1. Up Cycle

During an up-cycle, the demand for property exceeds the supply. When the real estate market is in an up-cycle, a property is often sold the same day as it is listed.

A common strategy during an up cycle is rehabbing distressed properties and putting them right back on the market for a quick sale and profit… AKA: Fixing & Flipping.

2. Top Cycle

In this cycle, supply and demand are relatively close to being equal. When this happens, we typically see prices stabilize.

This is a great time to negotiate great deals with desperate and motivated sellers.

4. Bottom Cycle

When the market hits bottom, supply is close to demand. Prices tend to stabilize and buyers start surfacing again. Typically prices have fallen as far as they are going to and will eventually begin to climb again in the next few years.

In rare incidences, a bottom market that continues for years can turn into prolonged a bottom stage or 5th cycle. This usually happens in small towns or cities when a large factory or company goes under.

A great strategy in this market is to purchase property with no money down and generate positive cash flow by renting them out.

A “Down Market” is a great time to invest in real estate. A new investor can start right now and Easily Make $1,000,000 in the next couple of years!

Catch #1 – Resources

If you’re not already independently wealthy and well connected, your resourcefulness will determine whether or not you make any real money in this market.

Example: Finding the deal of a lifetime only to have it snatched right from underneath you a few hours later. Being resourceful is key to leveling the playing field with competing investors.

Catch #2 – Tools

How will you contend with: Generating & Qualifying Leads, Answering Calls, Creating a Hot Buyers List, Legal Aspects, Contracts, Time-Management, Determining Property Value, Finding Comps, Securing Funding, Negotiating Deals, Finding Property With Equity, Structuring Deals, Marketing, Putting Together Contracts, Follow-Up, Documentation, Title Work, Insurance, Property Appraisals and Surveys?
